Brownie’s Home Inspections is an owner-operated shop based in Denton. Since 2003 I have inspected everything from decades-old ranches to new builds finished the week before, and the job has never really been about finding problems. It is about explaining them.
Why we stay small.
The volume shops run five or six inspections a day. The math on that only works if you are moving fast through the attic and faster through the report. I do not work that way, which means I am never rushing a crawlspace and never writing a summary in a parking lot.
It also means when you call with a question three days later, you are talking to the person who was actually on that roof. Not a dispatcher, not a report writer who has never seen the house.

How an inspection day runs
Start to report, same day.
Exterior first
Grading, roof, elevations, and foundation perimeter before the day heats up.
Systems
Electrical, HVAC, plumbing, water heater. Differential readings taken and logged, not estimated.
Attic and interior
Structure, insulation, ventilation, then room by room through the house.
Walkthrough
If your buyer is on site, this is where we walk the significant findings in person. Fifteen minutes, no jargon.
Report delivered
Written the same day while the house is still fresh. Agent and client both receive it.
