Your timeline is the timeline.
Reports go out the same day as the inspection. If you are working a short option period, say so when you book and we will move the schedule. We know what a seven-day option feels like from your side.
You hear about it before your buyer does.
If we find something material like foundation movement, active leak, aluminum branch wiring, an addition that never saw a permit, you get a call before the report is delivered. You will have a plan ready when your client opens the PDF instead of finding out at the same moment they do.
We do not editorialize.
We report what we find and rate it by severity. We do not estimate repair costs, we do not advise on what to negotiate, and we do not walk a buyer through a house narrating catastrophe. That is your conversation to have, and we will not get in front of it.

The uncomfortable part
We are not going to soften a finding for you.
Some agents want an inspector who goes easy. We are not that, and you should not want it either. A missed defect becomes your problem eighteen months later, with your name attached to the referral.
What we will do is make sure the finding is accurate, photographed, rated honestly, and explained in language that does not make a routine item sound like a foundation failure. Most deals do not die from what the inspector found. They die from how it got described.
