Every inspection follows the TREC Standards of Practice and is delivered on the state-required report form. Here is what that covers, what it does not, and what you can add on.


Standard inspection

Structural

Electrical

  • Service entrance and panels
  • Branch circuits and connected devices

  • GFCI and AFCI protection
  • Smoke and CO alarms

HVAC

  • Heating equipment
  • Cooling equipment
  • Duct systems, chases, vents
  • Temperature differential readings

Plumbing

  • Supply lines and fixtures
  • Drains, wastes, vents
  • Water heater and expansion tank
  • Gas lines and shutoffs
  • Static water pressure

Appliances

  • Dishwasher
  • Range, cooktop, oven, vent hood
  • Built-in microwave
  • Garbage disposal
  • Garage door operator and safety reverse

Not included

  • Repair cost estimates
  • Code compliance determination
  • Concealed or inaccessible components
  • Mold, asbestos, lead, radon testing
  • Anything requiring destructive access

4-Point InsuranceFocused review of roof, electrical, HVAC, and plumbing for insurability.Older homes where an insurer requires it before binding coverage.
