Inspections Buyers actually understand.

A detailed photo report the same day – with every finding rated, photographed, and translated out of contractor-speak. You know exactly what is routine and what actually matters.

Booking a phase, or commercial inspection? Those are quoted individually — call or text (940) 368-5668 and I will get you a number.

4.B — FoundationDeficient

Exterior crack, northeast corner

Separation observed in brick veneer running from grade to sill plate. Interior sheetrock shows corresponding stress at the adjacent frame.

What this means for the BuyerThis is wider than typical settlement cracking and it lines up with movement inside the house. It is not an emergency and the house is not falling down, but it should be evaluated by a licensed structural engineer.

A photo report. Same day.

Not “end of week,” not “by Monday.” If you are working a seven-day option period, you get the report the day we walk the house.

TREC-licensed. InterNACHI certified.

Professional Real Estate Inspector #7422, InterNACHI Certified, and separately licensed for wood-destroying insect (WDI) inspections. Serving North Texas since 2003.

We answer the phone.

Questions after the report lands? Call the inspector who walked the roof, not a dispatch line. We will talk your buyer through it.

How we rate findings

A buyer who cannot tell a loose outlet cover from a failing sewer line cannot make a decision.

Most inspection reports hand the buyer forty pages of undifferentiated problems and let them panic. Ours sorts every finding into three levels, on the state-required TREC report form, so your client can see the shape of the house in about ninety seconds.

Deficient – address nowMaterial defect affecting safety, structure, or a major system. Get a specialist before the option period closes.
MonitorNot a defect today, but a condition worth watching or budgeting for. Aging water heater, minor grading, early wear.
Routine maintenanceNormal homeownership. Caulk, filters, a missing outlet cover. Listed for completeness, not for negotiation.

One vendor, one schedule

Inspection, WDI, pool & spa, septic, 4-point — booked in the same request and coordinated on the same morning.

You hear it first

Find something material and we call you before the report lands, so you are not learning about it at the same moment as your buyer.

No theatrics

We report what we find and rate it. We do not estimate repair costs, coach negotiation, or narrate disaster while walking the house.

What clients say

“If you’re looking for a home inspector who is incredibly thorough and truly looks out for your best interests, I can’t recommend Brownie Stonecipher enough…”

Michael L · Verified client

“We were forwarded Inspector Brownie’s contact information on referral after calling several inspectors. We needed to schedule an immediate inspection and had no luck. Brownie came out with less than a 24 hour notice and did a fabulous and professional job! He didn’t leave a corner unchecked and even rechecked multiple exterior points at different times in a thunder storm. Once he was finished he took the time to explain every detail and finding. His final report was comprehensible and thorough. We are so glad we had his careful eye on our hopeful forever home.”

Destinie L. · Verified client

“Brownie did an amazing job on our home inspection. I honestly would have never caught a lot of the things that he found, and I’m so thankful for how thorough he was. He took his time, paid attention to every detail, and made sure we understood everything he was pointing out.”
