Should I be present during the inspection?

Yes — we strongly recommend it. Being present allows you to ask questions, see findings first-hand, and get a full verbal walkthrough before you leave. It's your best opportunity to understand the home before you close.

How long does an inspection take?

On average, 2–5 hours depending on the size, age, condition, and features of the home. A small condo may take 2 hours; a large home with a pool and detached garage could take 5+ hours.

When will I receive my report?

Same day. We use Spectora, a leading inspection reporting platform, that allows us to deliver your complete, photo-rich report by email the same day the inspection is completed.

Can I request specific add-on inspections?

Absolutely. We offer WDO/termite, pool & spa, septic, 4-point insurance, and other add-ons. Select them when booking online or mention them when you call. Combined inspections save you time and are priced accordingly.

Do you inspect new construction?

Yes. We offer pre-pour, pre-drywall (framing), final walk-through, and one-year builder warranty inspections. Phase inspections are priced separately — call or text (940) 368-5668 for a quote.
